Landlord Gas Safety Certificate
Landlord gas safety checks and Gas Safety Records (often called CP12) for rented homes in Carshalton, Sutton and Wallington.
If you let a home with gas appliances, you need a gas safety check every 12 months. People still call the paperwork a CP12 or a landlord gas safety certificate. The document the engineer issues now is a Gas Safety Record. MTEX Services carries out that check for landlords in Carshalton, Sutton, Wallington and the nearby districts. The engineer is covered by Gas Safe registration 618835.
The check covers the gas appliances you provide, the flues and the pipework. We look for the things that make a rented home unsafe: a poor flue, a lack of ventilation, a leak on the pipework, or an appliance that is not burning correctly. You get a record of what was checked and of any defects. That record is what you give to your tenants. Existing tenants should have a copy within 28 days of the check. A new tenant should have a copy before they move in. Keep the record. It is the evidence the check was done.
This is not the same visit as a full boiler service, though landlords often book both on the same day. The safety record is the legal check. The service is the maintenance: cleaning and testing the boiler so it is less likely to fail later. Hard water in Sutton and Carshalton means a boiler that is only “checked” and never serviced still fills with scale. We will say if the boiler wants a service as well as the record, and what each one costs before we do the extra work. There is no CP12 price on this page, because it is not on our published price list. Ask when you book and we will tell you.
The duty sits with the landlord, including someone letting a single house or flat. It applies where there are gas appliances, flues or pipework to check. It is not optional because the tenant says the boiler seems fine. If we find a defect that makes an appliance dangerous, we will say so and we will not leave it in use. Putting it right may be a repair or, if the boiler has failed, a boiler installation. Those are separate quotes.
We do checks in the homes we already work in: SM5 Carshalton, SM1 Sutton, SM2 Belmont and south Sutton, SM3 Cheam, and SM6 Wallington, Beddington and Hackbridge. Those places are in the London Borough of Sutton, south London. We also cover the other districts on areas we cover, including parts of Croydon and Merton, and nearby Surrey towns such as Banstead and Epsom. If you have more than one property, say so when you call and we will book them in a sensible order.
Checks are booked for Monday to Friday, 8am to 6pm, and Saturday, 9am to 1pm. A smell of gas is not a certificate appointment. Leave the property and call the National Gas Emergency Service on 0800 111 999. If a tenant has no heating because the boiler has failed, that is the emergency call-out, and the safety record can be brought up to date once the appliance is safe to check.
Call 020 3411 0240 or email info@mtexservices.co.uk to book a landlord gas safety check. Have the address of the rented home and the postcode ready. We do not need a street address for our own office. We come to the property.

Questions we are often asked
Is a CP12 the same as a boiler service?
No. A CP12, or landlord gas safety certificate, is the Gas Safety Record from the annual safety check. A boiler service is maintenance. Landlords usually need the record every 12 months. A service is what keeps the boiler reliable. They can be booked together.
Who has to have the check?
A landlord who provides gas appliances, flues or pipework in a rented home. The check has to be done every 12 months by a Gas Safe registered engineer. Our number is 618835.
When do tenants get a copy?
Existing tenants should receive a copy of the record within 28 days of the check. New tenants should receive a copy before they move in. Keep your own copy as well.
Do you cover rental flats in Sutton and Wallington?
Yes. Sutton is SM1, SM2 and SM3. Wallington is SM6. Carshalton is SM5. All three are in the London Borough of Sutton, south London. Ask if the flat is just outside those postcodes.
