Boiler Service Sutton
If you need a boiler service in Sutton, MTEX Services covers the town from our base in neighbouring Carshalton. Sutton is in the London Borough of Sutton, south London. The postcodes are SM1 for the town centre, SM2 for Belmont and south Sutton, and SM3 for Cheam. Sutton is not in Surrey.
SM1, SM2 and SM3
SM1 is the town centre and the streets by the station. SM2 is Belmont and south Sutton. SM3 is Cheam, including Cheam Village. We also work in Carshalton (SM5), Wallington (SM6) and Worcester Park, where Sutton meets Kingston. The full list is on areas we cover.
Why Sutton boilers fail the way they do
Around the town centre and towards Rose Hill there are Victorian terraces and flats, often with a combination boiler in a cupboard. The flue is short and the condensate pipe is frequently run outside, where it can freeze and lock the boiler out. There is rarely room to put a cylinder back.
Belmont and much of the rest of suburban Sutton are 1930s semis. Many still have, or used to have, a cylinder. Loft conversions and rear extensions mean the boiler is heating a larger house than it was bought for, and the far radiators stay cool if the pipes were never changed. Cheam Village has older and often larger houses, commonly with more than one bathroom.
The water in SM1, SM2 and SM3 is hard. Scale builds on the hot-water plate of a combi and in a cylinder coil. A noisy boiler, a weak shower and radiators that need constant bleeding are the usual signs. Sludge in old radiators makes it worse. A service will not deep-clean a neglected system, but it will show whether the boiler is safe to leave running.
What a boiler service includes
A service is a safety and maintenance visit. We check the flue, the ventilation, the safety devices, the burner and the condensate, and we look for scale, leaks and anything likely to fail next. Domestic gas work is covered by Gas Safe registration 618835. If a part is needed, or the boiler is not worth repairing, we say so before going further. A new gas boiler is not covered by the heat pump grant. Published prices are on the prices page.
Heating, plumbing and bathrooms
We also repair heating, leaks, taps and toilets. A bathroom is quoted after a visit: a Cheam family bathroom and a cloakroom in an SM1 flat are not the same job.
Hours, breakdowns and heat pumps
Booked visits are Monday to Friday, 8am to 6pm, and Saturday, 9am to 1pm. There is a 24-hour emergency call-out when the heating is off or water is coming through a ceiling. If you smell gas, leave and call the National Gas Emergency Service on 0800 111 999 first.
A heat pump is worth discussing in a larger Sutton or Cheam house with room for a cylinder and an outdoor unit. It is a poor bet in a small flat. The Boiler Upgrade Scheme can pay £7,500 towards an air source heat pump, and nothing towards a gas boiler. MTEX is qualified to install air source heat pumps and is not MCS-certified. An MCS umbrella scheme handles the certification and the paperwork. See the Boiler Upgrade Scheme page.

Questions we are often asked
How often should a boiler in Sutton be serviced?
Once a year. Hard water and older heating systems in SM1, SM2 and SM3 give a boiler plenty to clog up with. A yearly service is also the usual expectation if you let the house.
Do you cover Cheam and Belmont as well as Sutton town centre?
Yes. Cheam is SM3, Belmont and south Sutton are SM2, and the town centre is SM1. All three are in the London Borough of Sutton. We also cover Carshalton and Wallington.
Is Sutton in Surrey?
No. Sutton is in the London Borough of Sutton, south London. Nearby Banstead and Epsom are in Surrey, and we work there too, but they are a different county.
My boiler has locked out. Is that an emergency?
If you have no heating or hot water, yes, call. In office hours we book the visit into the day. Outside Monday to Friday 8am to 6pm, and Saturday 9am to 1pm, use the emergency call-out. If you can smell gas, call 0800 111 999 first.
Will a new boiler qualify for the £7,500 grant?
A new gas boiler will not. The £7,500 Boiler Upgrade Scheme grant is for an air source heat pump (or a ground source heat pump), and the installation has to be MCS-certified. MTEX is not MCS-certified. We install the heat pump where the house is suitable, and an MCS umbrella scheme handles the certification and the paperwork.
